Max Five Ltd. — Fire Safety Design and FSCD Approval
Max Five Ltd.’s existing gas lighter factory needed a fire safety plan suited to its operations. Triangle Engineers Ltd. designed the complete fire safety system and supported the client through the Fire Service and Civil Defence (FSCD) submission and approval process.
A challenging factory project
Gas lighter manufacturing brought particular challenges to this project. We had to consider the factory’s fire risks alongside the practical limits of working with an existing facility. It was a less common type of assignment, requiring careful attention to how the different systems would work together.
What we designed and delivered
- Fire detection and alarm system design.
- Fire protection and hydrant system design.
- Fire pump selection for the large facility.
- Gas suppression system design for the electrical substation and generator room.
- The fire safety plan, drawings and supporting documents for FSCD submission.
Support through the approval process
Our involvement continued after submission. We assisted the client during the FSCD team’s site visit and inspection, and followed up with the authority throughout the review process.
Fire Safety Plan approval: 30 September 2026
FSCD approved the Fire Safety Plan on 30 September 2026 and issued a conditional temporary NOC, including for the electrical substation. This marked an important step for the project. Implementation of the conditions stated in the letter and obtaining the Effectiveness Certificate remain the next stages. The letter requires those conditions. tobe implemented and the Effectiveness Certificate obtained within one year; otherwise, the NOC is stated to be cancelled.
